A new independent living facility for seniors is coming to Louisville’s South Hurstbourne Parkway.

Ohio-based HS Development Partners LLC is building the 70-unit Hurstbourne Senior Apartments  at 4901 S. Hurstbourne Parkway, according to documents filed with Louisville Metro Planning & Design Services.

A letter filed with the plan states the units will be contained to one three-story residential structure totaling more than 73,000 square feet of space.

The site is zoned for both commercial and residential uses, and the company states in the letter that it will build the complex on the commercial portion of the property and put a detention basin on the residential portion.

The roughly three-acre site targeted for the project is vacant and is owned now by Louisville-based Vandenbrock Properties LLC, according to the Jefferson County Property Valuation Administrator’s office.

Construction costs, lease rates and a development timeline were not disclosed in the plans. Louisville Business First has reached out to HS Development Partners LLC for comment on the development and this story may be updated.

Louisville’s Land Design and Development Inc. — a surveying, land planning, civil engineering and landscape architecture firm — is assisting on the project, the plans show.

Apartment construction has remained in demand locally during the Covid-19 pandemic, and new projects keep popping up. Last month, LBF reported that nearly 170 apartments had been proposed for a 10-acre site a few miles from Iroquois Park in Louisville. Louisville real estate development firm The Marian Group is pursuing the construction of the 168-unit apartment complex at 4610 and 4614 Kerrick Lane in Southwest Louisville.

The development will feature seven three-story buildings with 24 units each. The proposal also calls for a pool and a 5,000-square-foot clubhouse with the total development exceeding 220,000 square feet.
